Our real estate development team regularly work with developers to help them acquire land, obtain planning permission, develop and ultimately sell newly built property. We work on projects both small and large and have a key understanding of what is required as well as the time lines to work to.
Before a client acquires a site for development, we undertake the due diligence for the site with them, from assessing the local authority’s planning regulations to the local area and its capacity for development.
Once the site is in the process of acquisition, we handle the conveyancing process and also deal with all the statutory agreements. We also work with our clients to establish an agreement in relation to planning before the acquisition is completed.
We assist developers with the whole planning process including planning appeals which are quite common. We try and avoid appeals by engaging with the client from the beginning of the process and having an understanding of what may be required by the planning authority.
As we deal with planning and acquisition, we also work with our clients to help them with financing their projects. We have built strong relationships with various lenders and are often able to introduce clients to various lenders.
Once the building work starts, we prepare the sales bundle for the development and act for the developers in the sale of the various units or plots. Each sale is based on a tight time schedule and we understand the need to achieve quick and swift completions to enable our client to move onto the next project. It is also important to complete the sales swiftly in order to repay finance which has often been borrowed for the short term.
